The project is to develop a site at Kilcarbery, Dublin 22 for a sustainable, mixed tenure housing development in accordance with the Kilcarbery Grange Preliminary Masterplan (“Masterplan”), the South Dublin County Council Development Plan 2016-2022, Rebuilding Ireland and planning legislation. The development site has an estimated capacity for 892 residential units (subject to planning permission).
Of the total estimated number of residential units, it is anticipated that 30% will be allocated as social housing units to be owned and managed by South Dublin County Council. The required tenure mix for the Kilcarbery site is representative of current housing demand patterns and is in line with the strategy outlined in Rebuilding Ireland.
The Kilcarbery site was included in the ‘Rebuilding Ireland Housing Land Map’ launched by Minister Coveney on 27th April 2017.
The NDFA is financial advisor to South Dublin County Council on this project.

Four tenderers were shortlisted at the pre-qualification stage and the final Invitation to Participate in Dialogue documents were issued by South Dublin County Council in December 2017. Details of the shortlisted tenderers are available here.
A preferred tenderer (Adroit & Maplewood JV) was appointed in October 2018. Contract close is expected shortly.
